There is no single minimum amount — each project is structured differently depending on its size and capital needs. What we do is present a clear financial model before any commitment, so you can evaluate whether the project fits your capacity and goals. Contact us and we'll present the available options.
We don't guarantee fixed returns — no serious company in the real estate sector can legally do so. What we do offer is a rigorous feasibility analysis before each project, with conservative, moderate and optimistic projections based on real market data. In our track record, El Rubí Building was 100% sold in pre-sale and delivered on schedule.
The main risks in a real estate project are: construction cost overruns, permit delays, slow sales and market changes. We mitigate them with: prior soil studies, budgets with 10–15% contingencies, clear legal structuring from day one, and an active sales strategy before construction begins. Cash flow transparency is fundamental to our management.
Distribution is defined contractually before the project starts and varies according to the type of participation: land contribution, capital contribution or a combination. The most common model is proportional distribution after covering project costs and management fees. Everything is formalized in the contract or the SPV (Special Purpose Vehicle) bylaws.
Yes. Colombia allows foreign investment in real estate projects. We have worked with participants from the United States and other countries. The process involves some additional legal and currency exchange considerations, but it is completely viable. We can guide you through the specific steps depending on your country of residence.
We specialize in mid-rise residential projects (4 to 8 floors) in Envigado and the Greater Medellín Area. We develop apartment buildings with 6 to 20 units, targeting strata 3, 4 and 5. We manage the complete cycle: land evaluation, design, permits, construction and commercialization.
The first step is a free technical evaluation. We analyze: the urban zoning regulations of the property (permitted uses, maximum height, floor area ratios), access to utilities, soil conditions and local market demand. With this information we present a pre-feasibility report with the real potential of the land within 2 to 3 weeks.
Our main area of operation is Envigado, specifically neighborhoods such as La Magnolia, El Salado, Las Flores and surrounding areas. We also evaluate projects in other municipalities of the Greater Medellín Metropolitan Area such as Sabaneta, Itagüí and Bello, when market conditions and regulations are favorable.
Each project is formalized through strategic alliance contracts or through the incorporation of a Special Purpose Vehicle (SPV) registered at the Chamber of Commerce. This ensures that the rights and obligations of each party are clearly defined, that capital has a specific destination and that profit distribution is contractually agreed. We never operate verbally or informally.
A mid-scale residential project in Envigado typically takes between 30 and 48 months from structuring to delivery of the last apartments. The approximate breakdown is: evaluation and structuring (2–3 months), designs and permits (4–8 months), construction (12–18 months), sales and title transfer (6–12 months).
Yes. All participants in our projects receive periodic progress reports on construction, the project's financial status and sales updates. Frequency and format are agreed upon at the time of joining.
