One of the most frequent questions I get from foreign investors is: "Octavio, how much does it cost to build an apartment building in Medellín?" The honest answer is that it depends on many factors — but in this article I give you the real numbers I use in my projects, without sugar-coating.
This is not magazine information or marketing figures. These are the actual costs of developing a mid-rise residential building in Envigado or the Greater Medellín Area in 2025.
1. 2025 Cost Summary
2. Foundation: the cost nobody mentions
The first mistake made by those without construction experience is underestimating the foundation. In Envigado and much of the Aburrá Valley, the soil doesn't always support shallow foundations. On many properties, deep foundations with micropiles are mandatory.
What are micropiles? They are structural steel and concrete elements driven into the ground at depths of 6 to 12 meters, transferring the building's loads to resistant soil strata. In El Rubí Building, for example, we installed 32 micropiles at 7 meters depth.
- Standard micropile (D=150mm, L=7m): $3,500,000 – $5,000,000 per unit
- For a 6-floor building: between 28 and 40 micropiles
- Total foundation cost: $98M – $200M approximately
This cost varies depending on the soil study, required depth and number of floors. Never build without a prior geotechnical study.
3. Structure and shell
The structure is the largest construction item. In Colombia, the NSR-10 standard regulates seismic-resistant design, which implies specific requirements for concrete, steel and structural geometry.
- Structural concrete: Strengths of 21 to 28 MPa. Cost: $350,000–$450,000/m³ in place.
- Reinforcing steel: Between 35 and 55 kg/m² of slab. Cost: $3,800–$4,500/kg.
- Formwork: $80,000–$120,000/m² of slab.
- Masonry and walls: $120,000–$180,000/m² of wall.
4. Finishes and kitchens
The level of finishes is where the final cost varies the most. In Stratum 4 projects in Envigado, market standards include:
- Floors: 60x60 or 80x80 porcelain tile in social areas, laminate flooring in bedrooms. $85,000–$180,000/m².
- Integral kitchen: MDF or melamine cabinetry, quartz or granite countertop, basic appliances. $8M–$18M per unit.
- Bathrooms: Rain shower, vanity, mirror and fixtures. $4M–$9M per full bathroom.
- Doors: Solid wood main door, hollow wood interior doors. $800,000–$2.5M per door.
- Windows: Aluminum with 6mm glass or double glazing. $280,000–$450,000/m².

Integral project management is one of the most underestimated — and most important — items. A project without professional technical direction is a project that exceeds budget.
- Project director (engineer or architect): 3%–6% of total construction cost.
- Technical supervision: 1.5%–3% of total cost.
- Commercial management and pre-sales: 2%–4% of sales value.

8. Conclusion: what really matters
Building an apartment building in Medellín is viable and profitable — but only if the project is well structured from the start. The most common mistakes I see in the market are:
- Underestimating the foundation without a prior soil study
- Not including permit costs and processing times in the cash flow
- Hiring without a project director with proven experience
- Not having a commercialization strategy before starting construction
A well-developed project in La Magnolia, El Salado or similar areas of Envigado can generate returns of 25% to 45% on invested capital over a period of 3 to 4 years, depending on land price, product mix and market conditions.
